With the first day of spring just a few weeks away, it’s time to think about getting your home ready for the spring and summer months. A little maintenance can go a long way, and help you catch small problems in time to prevent them from becoming major issues.

Here are seven things you should be doing this March to ensure your home is in top condition. You can print this checklist out and use it to make sure you don’t miss anything.

Roof

Check inside the attic for signs of seepage, and the exterior for any damaged or missing shingles. Fixing damage while it is still minor can strengthen your roof and minimize damage during the upcoming storm season.

Foundation

You should have six inches of downward draining slope in the first ten feet away from your home in all directions. Make sure all gutters have drainage extensions or splash surfaces to prevent erosion.

Plumbing

Turn off all water inside your home and check your water meter. If you have a flow indicator, it should be unmoving. If you don’t, note the numbers on your meter and check again in an hour or two to see if they have changed. Any water usage indicates a potential leak, and you should inspect toilets, spigots, and pipes until you find it. Call a plumber if you are unsuccessful in pinning down the source of the water flow, as a leak inside a wall or under a floor can cause thousands of dollars in damage.

Septic

If you have a septic tank, it should be pumped regularly. If you live downhill from a sewer line or in an area with pressurize lines, you should have the grinder pump check each spring to ensure it is working properly to prevent sewage backflow into your home.

Grout

If you have tile floors, the grout should be scrubbed and sealed annually to prevent grout loss or staining. You can do this yourself, or call a floor cleaning company to come in and professionally clean and seal your floors.

Tools

Your lawn and garden tools should be cleaned, oiled, serviced, and sharpened before spring hits. Check your spades, shovels, rake handles, weed eater cord, and lawnmower blades in preparation for spring planting and yardwork.

HVAC

Your air conditioning unit should be serviced and clean filters installed before the heat picks up. There’s nothing like having your AC go out in high season when you might have to wait days or weeks for a technician!

By completing this checklist, you can reduce the chances of damage to your home and of having to file an insurance claim. You also can find hidden issues, and fix them before they become a serious drain on your time and finances.
